How can we Guarantee Rent?

We can guarantee rent with a company let agreement where These Four Walls rents your property from you for a fixed term and pays you a set monthly amount — regardless of occupancy.

How is this different from a normal tenancy?

Instead of renting to an individual tenant, you rent directly to These Four Walls under a corporate agreement. We then professionally manage the property as short-term accommodation.

Does the Renters’ Rights Bill apply?

Because this is a company let agreement rather than a traditional AST with an individual tenant, the structure differs from standard residential tenancies. Many landlords prefer this model for the added certainty and control it provides.

How long are agreements for?

Agreements typically run for 3–5 years, with options to extend if both parties are happy.

When do I get paid?

You receive a fixed monthly payment, paid on time each month, regardless of occupancy levels or seasonal demand.

What happens if the property is empty?

You are still paid your agreed rent. Void periods are our responsibility, not yours.

Who manages the property?

These Four Walls handles guest bookings, communication, cleaning, compliance, and day-to-day management throughout the contract term.

Who covers maintenance?

We cover agreed day-to-day maintenance and upkeep as outlined in the contract. Major structural issues remain the landlord’s responsibility, as with any rental property.

Will my property be looked after?

Yes. Our business relies on maintaining high standards. Properties are professionally cleaned and regularly inspected to ensure they remain in excellent condition.

What condition do I get the property back in?

At the end of the agreement, your property is returned to you in condition it was taken, subject to fair wear and tear, however because of our maintenance of the property it’s usually returned in a much better condition
